Our Approach to Architectural Projects

From bid acceptance until completion, our experienced Architects, design specialists, engineers, and other vital team members collaborate to manage the process. We use the most advanced design tools like Autodesk Revit to show clients exactly how everything should look upon completion. Along the way, we also keep an open and transparent dialogue with the client regarding timelines and deliverables.

How the Commercial Architecture Process Works

Following guidelines set by American Institute of Architects, here’s a brief look at our architectural process:

  • Pre-design: This stage allows us to get an understanding for our client’s project needs. It also allows us to inspect the project site and forecast any issues that may arise during the commercial project. 
  • Schematic design: During this phase, SGodley Architects begin to explore design concepts. Using our past experiences and client feedback, we begin to craft preliminary floor plans and exterior layouts.
  • Design development: We define and develop the important project aspects, produce schematics, and outline project specifications to show prospective contractors the job scope. While some elements of the project scope and budget can be modified later, it is generally best to iron out these details during this stage. Depending on the project scope, we may bring in HVAC, plumbing, electrical and structural engineers to consult.
  • Construction documents: Perhaps the most time-consuming stage, SGodley Architects finalizes planning documents. and gets client approval on all building components, including fixtures, materials, and equipment.
     
  • Building permitting: We submit the proper paperwork to get the necessary permits for commercial projects. SGodley Architects has to ensure that the project complies with applicable land use, building and energy codes, and any additional city or jurisdictional requirements. Although we can give clients a general idea of approval timelines based on the project scope, approval times will vary. SGodley Architects expedites the process and keeps projects moving forward, no matter how long it takes.
  • Bidding and negotiation: In the past 13 years, SGodley Architects has developed strong relationships with reputable contractors. While we may recommend certain contractors, clients will have the final say on who wins the bid.
     
  • Construction administration: Once the preliminary planning is complete and the project receives the green light, SGodley Architects remains on board in a client advisory role. We constantly visit the job site to take notes, check in with contractors, report progress back to the client. When the job is complete, we walk through a Punch List with the client to confirm all project deliverables were met.

On The Boards - Lexington Market Redevelopment

Lexington Market is and has been an icon in Baltimore city for more than 200 years. It symbolizes entrepreneurship, family connections, and city cultural ties being a melting pot for so many families and businesses. Now there is a new transformation being developed and SGodley Architects is playing a key design team role, along with BCT Design Group. Collaboratively we are working with 44 existing and new tenant designs – all unique in nature – and each representing a new path forward for each of the legacies of the new and existing businesses. An exciting venture to develop and coordinate with the entire team, BCT sought and connected with SGodley Architects to support the design and construction document phases of the project. On the Boards - Barclay 5 Unit Residential

This is a modern-styled, new construction project for a 5-unit multi-family residential project located in Baltimore city and currently in the permitting stages.

Bon Secours

After a year supporting the search for a home for the renovated early Headstart program for Bon Secours throughout bottom of city, the renovation came full circle and the space renovated was their existing 7500 ft.² space. Opening up the space, repairing the HVAC system and adding colors and liveness to the space and classrooms provide a comfortable feel for the staff and students.

Milk & Honey

As part of the base building renovation in southwest Baltimore’s neighborhood of Pigtown, a 2,096 SF tenant space was created at street level. SGodley Architects provided the design, layout and coordination of this coffee located at 906 Washington Blvd., a site redeveloped by Ernst Valery’s SAA | EVI Development. The firm spearheaded the rehabilitation of the building, a former fire station, into commercial space, as well as a historic old bath house next door that was converted into apartments. The shop opened in late 2020.

Fleurs D'Ave

The original retail space was structurally unstable, abandoned and had an inaccessible crawl space. To solve these issues SGodley Architects designed a multi-tiered space, maximizing the usable floor area of the space from a single, street-level space to a three level space that allows for uses of differing types as needed. The interiors are based on differing materials plays and a central, curved stair, highlighting the different level. This space was a joy to create.

SGodley Architects was the Architect of record for this 2,300 SF new, contemporary and family-owned
Ethiopian-Italian restaurant, located near downtown Silver Spring, Maryland.

Suya Spot

Featured in the Baltimore Sun, the owner and founder of the Suya Spot opened the first location in late 2015, serving different versions of the restaurant’s namesake – Suya, a popular meat skewer from West Africa. The second location opened in 2018 and growth was exponential, causing a need for further expansion. SGodley Architects was chosen to support this effort. The design intent was to maintain the unique style and flair of the existing space while adding the comforts of additional and private seating, a bar and a mezzanine to heighten the experience in the space.
